The site lies in the heart of the Piccadilly area of Manchester. The site comprises two thirds land and one third canal at approximately one and half storeys lower than the adjacent streets.

The formal concept for our proposal is that it is at its lowest, adjacent to its Victorian neighbours in Lena street, taking on the scale of the rest of Dale Street from where it spirals around its central core, becoming higher on the way, until it finally reaches the height of the adjacent Rodwell Towers.
